The 2% Secure Loan is a support programme that aims to enable people to get their dream flat.
Who can apply for a 2% Secure Loan?
- Married couples and unmarried partners: Both married couples and unmarried partners can apply for this favourable loan to purchase a property.
- Couples in informal relationships with at least one child-in-common: The programme also takes into account couples who are not married but are raising at least one child together.
- Individuals under the age of 45 who do not own and have never owned their own property or a co-operative right to a premises or house are eligible for the programme.
Formal conditions that must be met:
The loan can be used for:
- the purchase of a first flat/house on the primary or secondary market,
- the construction or completion of a house
- the purchase of a plot of land or part thereof for the purpose of building a house.
The programme does not impose restrictions on the price per square metre or on the standard and location of the property.
The maximum own contribution cannot exceed PLN 200,000.
So, where's the catch?
Be aware of the rules regarding the sale and rental of properties purchased under the programme:
- Secure loan and real estate sale
If you are planning to sell the property before 10 years from its acquisition, the programme will not be suitable for you and any subsidy will be lost. - Secure loan and real estate rental
The Secure Loan Programme is targeted at people who are planning to purchase a property or build a property to meet their own housing needs. The right to subsidies will expire if you rent out your flat or house. After 10 years as a property owner, you can rent it out without consequences. - Secure loan and business activity
During the first 10 years, if you are running a business activity in a property purchased under the programme, the subsidies will be stopped. - Obligation to move into the real estate
In order not to lose the subsidies, you must move into the property within 24 months of purchasing the title with the loan or declaring the completion of the house financed with Secure Loan. Unused property: If the property remains unused for more than 12 months, the right to subsidies will be lost.
Maximum loan amount under the programme:
- For an unmarried couple: The maximum loan amount is PLN 500,000.
- For married couples and parents with at least one child-in-common: The maximum loan amount is PLN 600,000.
